This prominently located site was previously undeveloped due to a drainage easement that bisected the site, making much of the property unbuildable.  Previous attempts to develop failed due to an owners' desire to increase the useable area of the site.  AKA took an outside-the-box approach that created a design that worked with the existing site.

This 10,000 s.f. professional office building is designed to allow flexibility for future tenants to design their space around their needs in lieu of being constrained by four predetermined walls.  The stepping back of the building serves two purposes.  First, it helps to maximize the building footprint while addressing the constraints of the drainage easement.  And second, it provides each tenant a sense of individuality and creates a streetscape experience.
